There are five layouts across 3, 4 and 5 BHK homes: 3 BHK Majesta (2,850 sq.ft.), 3 BHK Millenia (3,075 sq.ft.), 4 BHK (3,555 sq.ft.), 5 BHK Royale (5,085 sq.ft.) and 5 BHK Regalia (5,720 sq.ft.). These are the sizes on the current price list. Before booking, ask for the RERA carpet area of the exact unit you shortlist and compare it with the floor plans.

Prices start from ₹6.98 Cr* onwards. The final price of each apartment depends on the configuration, tower, floor, view and payment plan, which is why the price list on this page shows "On Request". The published payment plan is construction-linked: 10% within 30 days of booking, 10% within 120 days and 10% within 270 days, followed by instalments on completion of the 5th, 15th, 25th and 35th floor slabs, the terrace slab, flat electrical work and external painting, with the last 5% on offer of possession. Yes. The project is registered with UP RERA in two phases: Towers 1 & 2 under UPRERAPRJ459796/09/2025 and Towers 3 & 4 under UPRERAPRJ794300/09/2025. You can check both registrations, along with the approved layout and the proforma Agreement for Sale, on the official UP RERA website, up-rera.in.

L&T Realty launched Green Reserve on 24 September 2025. Because Towers 1 & 2 and Towers 3 & 4 are registered as separate phases, each phase has its own completion date declared on UP RERA. According to L&T Realty, the project is spread across 6.1 acres, keeps more than 70% of the site as open green space, and about 95% of its apartments have uninterrupted golf course views. The master layout shows four residential towers next to the 18+9-hole golf course in Jaypee Wishtown.

The centrepiece is a clubhouse of about 65,000 sq.ft. The master layout also plans an outdoor swimming pool, a kids' pool, a tennis court, net cricket, jogging and cycling tracks, a kids' play area, an activity lawn and sitting areas, while L&T Realty's project gallery features a gym, library, restaurant and crèche. L&T Realty notes that some amenities may be shared with other projects on the larger land unless the Agreement for Sale states otherwise.

The project is on the Noida–Greater Noida Expressway, and L&T Realty also lists the FNG Expressway and the Botanical Garden (Blue Line) and Okhla Bird Sanctuary (Magenta Line) metro stations among its connectivity points. Nearby landmarks named by the developer include offices of Microsoft, Adobe and HCL Technologies, schools such as Shiv Nadar School, Genesis Global School and Pathways School, and Jaypee Hospital.
